Set in growing location 30 minutes from downtown Houston, location boasts existing karting business already in place
24 September 2026— A successful karting operation sited on a significant land parcel is racing to market this October. The unique property is not only attractive to racers, it is being brought to market by them.
Originally developed by Tim Crawford, father of American Formula 1 aspirant Jak Crawford, the 27 acre property is located in New Caney Texas, which is 30 minutes from downtown in an area that is experiencing significant growth.
In addition to being developed by a racer and having an established karting track business, the property is also being brought to the market by a racer with deep connections and experience in karting as well as motorsports.
Rocky Moran is part of the listing team for the property, and his background is ideally matched to this property given his history owning kart tracks with his dad, his racing background, and his long-established role in commercial real estate development and sales.
“With Lee & Associates, we really happy to be working with local partners at Jones Lange LaSalle to assist in the sale of a unique, one-of-a-kind asset, the highly regarded, Speedsportz Racing Park,” said Moran, who brokered over $500,000,000 worth of transactions on over 7,000,000 square feet of property between 2015 and 2018. “As a premier racing facility in the United States, this asset provides an opportunity for a new operator to invest in a turn-key racing facility, well below replacement cost, in one of the most centrally located racing markets in the country.”
Moran knows this type of property well, having owned and operated Moran Raceway in Southern California as a father-son business, for many years with his father Rocky Sr., who was a successful Indycar and sports car racing driver in the 1980’s and 1990s.
“With the experience that I have, it is remarkable how few people understand the challenge of building a facility from the ground up and developing a solid base of clients from both the arrive and drive and racing world,” said Moran, who also made his way up the racing ladder as a driver towards IndyCar. “With this property, an operator can purchase a state-of-the-art facility with multiple track layouts, full lighting, service buildings, spectating and a beautiful primary building designed for corporate entertainment and large-scale events.
“I am thrilled to be involved in the marketing and brokering process of one of the best racing facilities in the country and would love to keep this one in the community, for the sport, long-term.”
Surrounded by a range of other established dining and retail locations, the parcel is an ideal opportunity for the right investor. The karting facility on the property has been running as Speedsportz Racing Park for over a decade, and the existing management team is willing to remain in place following the sale. The sizable piece of property would also be ideal for other development in the future potentially.
“I co-developed the track with Alan Rudolph and we opened in late 2016,” said Tim Crawford “Initially, it was a labor of love for both of us. I developed it so my son Jak could train there close to home but with him moving overseas to race soon after the track was completed, I think he only ever raced on it once or twice.
“Over the years, Rudolph has run the facility, and I have consolidated my ownership so that any sale scenario is easier for me,” said Crawford, who regularly travels globally in support of his son Jak’s racing career. “I have sold all the property around it for commercial purposes, and watched the area grow immensely. This is not just a multi-track facility, but a land holding opportunity in a fast growing area. It’s a big land investment or development play eventually.
“With my personal and business interests moving on from the area, now is the time to sell it. We can have management stay in place, and I would even be willing to stay in place as a minority owner under the right, perfect circumstances. The professional track portion is a well-oiled machine with only few tweaks needed, but the rental track portion needs some better execution or new ideas to reach its full potential.
“If someone in the racing community ends up with it, I think that is the best scenario. I am agnostic about it really, but willing to try that route first.”
